In this case study, we were called to investigate and repair a leak-damaged ceiling in a residential bathroom. The project required careful diagnosis, patching, surface restoration, and finishing to return the ceiling to a clean, mould-resistant condition.

The Challenge

Our client reported a leak from above that had caused visible staining and damage to a section of their bathroom ceiling. The original investigation involved creating an access hole to trace the source of the leak. Once the leak was resolved, the ceiling was left with a patched hole, heavy water staining, and minor surface damage.

The main challenges included:

  • Ensuring the ceiling structure was sound and dry

  • Matching the existing plasterboard for a seamless repair

  • Preventing future mould and stain bleed-through

  • Achieving a clean, durable finish suitable for a moisture-prone environment

Our Process

1. Investigation and Preparation

After confirming the leak had been fully resolved, we inspected the ceiling for any remaining moisture and ensured the structure was stable. Once the area was dry, we began the restoration process. All surfaces, fixtures and flooring were protected to maintain a clean and tidy work area.

2. Patching the Investigation Hole

We cut and installed a section of matching plasterboard to fill the previous investigation opening. The patch was securely fixed, taped and jointed to achieve a flush finish consistent with the surrounding ceiling.

3. Surface Preparation

The stained ceiling area, approximately 1.5 m x 2.5 m, was prepared for painting. This included sanding, cleaning, and applying filler where required to achieve a smooth surface.

4. Stain Blocking

To prevent any residual staining from reappearing, we applied a coat of Zinsser B-I-N stain-block primer (or equivalent). This high-performance primer seals in watermarks and provides a suitable base for finishing coats.

5. Repainting

We repainted the entire ceiling using mould-resistant white bathroom emulsion, applying two coats for full coverage and durability. The product’s mould-inhibiting properties make it ideal for humid environments such as bathrooms.

6. Finishing Touches

After the paint had fully dried, we removed all protective coverings, cleaned the workspace thoroughly, and carried out a final inspection to ensure a flawless result.

The Result

The ceiling was fully restored to a smooth, clean and uniform finish, with no visible trace of previous damage. The use of specialist primers and mould-resistant paint ensures long-term protection against staining and moisture issues.

The client was delighted with the transformation and reassured that the ceiling is now both aesthetically pleasing and functionally sound.
